Interior & exterior inspections
The core of home watch. A written, repeatable walk-through of your property — inside and out — on the schedule you choose.
Inside
- Every room checked for water, pests, odor and humidity
- Under every sink, around toilets, water heater and softener
- HVAC running, thermostat verified, filters noted
- Refrigerator, ice maker and freezer temperature
- Breakers, GFCIs, smoke detectors and alarm panel
- Faucets and toilets run to keep traps and seals wet
Outside
- Roofline, tiles, flashing and visible gutters from ground level
- Doors, windows, gates and garage secured
- Irrigation and drip lines running; no breaks or pooling
- Pool water level, clarity and equipment operation
- Yard, gravel and hardscape condition
- Nothing on the porch, in the mailbox or at the gate
Pre & post storm inspections
Monsoon season doesn’t check your travel calendar. We secure the house before it hits and assess it the moment it’s safe.
- Before: patio furniture, umbrellas, planters and loose items stowed; gates latched; drains and scuppers cleared.
- After: full exterior sweep for lifted tiles, downed limbs, fence damage, wall cracks and water intrusion, documented with photos.
- Clean-up: debris hauled, pool skimmed and rebalanced, and a roofer or tree service scheduled if the damage warrants it.
- Claim-ready: dated before-and-after photography, which is exactly what an adjuster wants to see.
Coordinate & meet service providers
You shouldn’t have to manage a plumber from three time zones away. Tell us what needs doing and we’ll take the whole errand off your plate.

House opening & closing services
Land to a house that’s ready, and leave one that’s properly put to bed. Two visits that set the tone for the whole season.
- Opening: AC pre-cooled, water on, lines flushed, ice maker started
- Opening: beds and patio uncovered, blinds opened, house aired out
- Opening: groceries or essentials stocked on request
- Closing: water shut off, water heater set, appliances powered down
- Closing: perishables cleared, drains treated, thermostat set for the season
- Closing: shades drawn, valuables secured, arrival plan confirmed
Emergency services
An alarm at 2 a.m., a neighbor’s call about water in the driveway, a power outage in August. Somebody has to go. That’s us.
We stop the damage where we can — water off, power isolated, house secured — then get the right licensed trade moving and stay on the phone with you until it’s stable. You’ll have photos before you’ve finished your coffee.

Weed & pest control
A yard that looks tended is a house that looks occupied. We keep the gravel clear with pre-emergent and spot treatment, pull what needs pulling, and maintain a treated perimeter against scorpions, ants, crickets and roof rats. Weep screeds and entry gaps get checked and sealed.

Key management
Keys, fobs, garage remotes and gate codes are logged, tagged without your address, and stored in a secured system. Access is released only to providers you’ve pre-approved, and every handoff and return is recorded with a date and a name.

Mail & package pickup
An overflowing mailbox is the loudest advertisement there is. We collect mail and packages, hold them safely, flag anything time-sensitive — a tax notice, an HOA letter, an insurance renewal — and forward or scan on request.
Deliveries you’re expecting get taken inside, not left in 110° sun.
Plans
Straightforward monthly pricing, no annual lock-in.
Priced for a standard single-family home up to roughly 3,000 sq ft. Larger properties, casitas, guest houses and acreage are quoted after the walk-through — always in writing, always before we start.
Away Basics
For newer homes, shorter trips, or owners with a smart shutoff already installed.
