Your home shouldn’t be alone while you’re away.

You left for the summer. Your house didn’t. A2Z Home Watch walks your property on a schedule you choose, catches the small failures before they become five-figure repairs, and sends you a photo report the same day. We treat your home like our own — because that’s the only way we know how.

Why home watch matters

An empty house in Arizona is a house on its own clock.

Nothing about a vacant home pauses when you fly out. Water pressure keeps pushing on a 12-year-old supply line. The monsoon still arrives in July. Roof tiles still lift in a 60 mph gust, and the pool still evaporates two inches a week in 112° heat. The difference between a $180 repair and a $28,000 insurance claim is usually nothing more than how many days went by before somebody noticed.

Most insurance policies also expect a vacant home to be checked at regular intervals. Documented home inspections don’t just protect the house — they protect your claim.

  • Water first. A pinhole leak behind drywall runs unnoticed for weeks. We look, listen and check the meter every visit.
  • Heat and humidity. A failed AC in a closed house invites mold and warped floors long before you land.
  • Security by presence. Full mailboxes, dark windows and knee-high weeds advertise an empty house. We remove the signal.
  • Pests and scorpions. Dry traps and open weep screeds are an open door. We keep the perimeter treated and sealed.

What we do

From routine inspections to storm clean-up, we have you covered.

Eight services, one phone number. Mix them into a plan that matches how long you’re gone and how much you’d rather not think about the house.

How it works

Four steps, then you stop worrying about it.

No apps to learn, no contracts to decode. A walk-through, a plan, a rhythm.

  1. We walk it together

A free on-site visit at your home. You show us the quirks — the valve that sticks, the gate that swells, the neighbor with the spare key.

  2. Your checklist, written down

We build an inspection list specific to your property and agree on visit frequency, contacts and what we’re authorized to handle without calling.

  3. Visits you can see

Every visit is time-stamped and photographed. Green means all clear. Anything else comes with pictures and a recommendation, not a mystery.

  4. We handle it from here

Need a repair? We schedule the provider, meet them, watch the work, and confirm it’s done right before we lock up.

Honest comparison

The neighbor, the app, or a professional home watch.

Asking a friend to “peek in now and then” is kind. It just isn’t a record your insurer will accept.

Comparing three ways to cover a vacant home
What matters Friend or neighbor Cameras & smart sensors A2Z Home Watch
Catches a slow leak under a sink Only if they look Only where a sensor sits Checked every visit, by hand
Written record for your insurer None Video clips, no inspection log Dated photo report per visit
Someone physically responds If they’re in town Sends you an alert — that’s all On site, usually within 2 hours
Meets your plumber or roofer Awkward to ask Not possible Included, with follow-up notes
Licensed, insured & bonded No Not applicable Yes, and key handoffs are logged
What it costs you socially A favor you keep owing Nothing — and nothing gets fixed A flat monthly fee, no favors

Who we are

A family business, not a franchise checklist.

A2Z Home Watch is run by Jeff and his family right here in the North Phoenix area. When you call, you get the person who will be standing in your kitchen — not a call center, not a rotating crew of contractors who’ve never seen your house.

We started this after watching a neighbor return from four months in Michigan to a warped floor and a ruined cabinet run, all from a supply line that had been weeping since June. Somebody should have been looking. Now somebody is.

Treating your home like our own isn’t a slogan we picked for the website. It’s the standard we use to decide whether we’ve done enough before we lock the door.

By the numbers

What consistent home care actually prevents.

$11,600

Average cost of an interior water-damage claim — most of it from time, not the leak itself.

14×

A vacant, unwatched home is far likelier to be targeted than one that looks lived in and maintained.

112°

Summer days that turn one failed AC compressor into mold, warped wood and ruined finishes.

< 2 hrs

Our average time on site after an alarm, a neighbor’s call, or a storm passing through.

Homeowners

Why seasonal homeowners hand us the keys.

“Jeff found a water heater seeping in week three of our trip. He shut it off, sent photos, had a plumber there the next morning and called me from the driveway when it was finished. We were in Wisconsin the whole time.”
“The photo report is the whole thing for me. I can see my own laundry room from a hotel in Bar Harbor and know the floor is dry.”
“Post-monsoon they had three roof tiles replaced and the debris hauled before I even knew a storm had come through. That’s the service.”

Common questions

The things every seasonal homeowner asks us first.

Still have one? Call 480-444-5555 and ask Jeff directly — no script, no sales pitch.

How often should my home be checked?

Most seasonal homeowners choose weekly. Weekly visits keep any problem under seven days old, which is what keeps a leak a repair instead of a claim. Bi-weekly works for newer homes with no pool and smart water shutoffs; some insurers require a specific interval, so send us your policy language and we’ll match it.

What’s actually in a visit report?

A time and date stamp, photos of every checked area, meter and thermostat readings, notes on anything that changed since the last visit, and a clear recommendation when something needs attention. It arrives the same day, by email, in plain language.

Do you handle repairs yourselves?

We handle the small things on the spot — resetting a breaker, clearing a drain screen, topping off the pool, hauling storm debris. For licensed work we coordinate a provider we trust, meet them at the house, stay for the work and report back. You approve any cost before it happens.

Is my key safe with you?

Yes. Keys, fobs and gate codes are logged, stored in a secured system away from your address, and released only to providers you’ve pre-approved. Every handoff and return is recorded, and we’re insured and bonded.

What happens if there’s an emergency while I’m gone?

You call us or we call you. We’re typically on site in under two hours, we stop the damage where we can — water off, power off, house secured — and we stay on the phone with you and the responding trade until it’s stable.

Which areas do you serve?

The North Phoenix area, including Anthem, Desert Ridge, Cave Creek, Norterra, Tramonto and north Scottsdale. Just outside that ring? Call — if we can serve you well, we will, and if we can’t we’ll tell you honestly.
